Does a new garage door add value?

A new garage door is a good investment when the panels are rusted through from road salt, cracked or bent, or when an old uninsulated door lets cold and noise into rooms above an under-house garage. If only a spring, cable or opener failed, repair is the better value.

Replacing a garage door is a real expense, so it is fair to ask whether it pays back. For most Penn Township homes, the answer comes down to three questions: what condition the door is in, how the garage is used, and what you plan to do with the house.

Question one: is the door itself failing?

Most garage door trouble lives in the hardware, not the panels. Springs, cables, rollers and openers wear out on a schedule, and replacing them is much cheaper than a new door. This site's price table lists a single torsion spring at $185 to $355 and a cable or drum repair at $170 to $325. If your panels are straight and sound, repair those parts and keep the door.

A new door earns its price when the panels are the problem. Road salt is the usual culprit here. After enough winters, salt rusts through the bottom section. Panels can also crack from a car bump or bend from repeated use while out of balance. If the door is patched in several places and still does not run smoothly, it is time to compare prices.

Question two: how do you use the garage?

The under-house garages common in the township sit beneath bedrooms and family rooms. An old, thin door lets cold air and noise straight into that space. An insulated door is thicker, more rigid and much quieter, and many owners notice the room above feels warmer once it is in. If the garage is detached and holds only a mower, that matters far less.

Question three: are you planning to sell?

The garage door often covers a large part of the front of the house, especially on homes where the garage sits at street level below the main floor. A worn or dented door drags down the look of everything around it. A new one is one of the most visible changes you can make from the curb. We will not quote a resale figure, but buyers do notice.

What a new door costs here

Going by our posted prices, a single non-insulated steel door is $685 to $1,210, a single insulated door $1,020 to $1,890 and a two-car door $1,570 to $3,450. Size, insulation and windows decide where yours falls.

Putting it together

If the repairs you need add up to a meaningful share of a new door's price, or something new on the door breaks every few months, price a replacement. If the door is solid and one part broke, fix that part. Call (724) 634-4887 and ask the technician to quote both.
